Excavating, Drainage and Foundation Work in Carmel, Indiana

Carmel properties are largely finished properties, so the excavation question there is usually how to fix something without wrecking what is already in place around it.

Wharff Excavating works in Carmel from our shop in Lebanon, Indiana. Around Hamilton County the calls tend to involve an existing home: a basement wall showing movement, a wall that needs rebuilding, water finding a way in, or an owner who wants a below grade storm shelter put in. Family owned since 1964.

A bowing or cracked basement wall is a soil pressure problem. Wet clay pressing against a foundation wall expands, and the wall is the only thing arguing with it. Carbon fiber strapping bonds to the inside face and resists further movement without the wall having to be rebuilt, which is why it is often the right answer on a wall that has moved but is otherwise sound.

Strapping alone does not settle the argument, though. If water is what loaded the wall in the first place, the water still needs somewhere to go, which usually means looking at grade, downspouts, the sump and whatever drainage exists outside the foundation. Treating the wall and ignoring the water is how the same wall comes back.

Clay pressure and water around Hamilton County foundations

The glacial till under this part of the state holds a lot of clay, and clay changes volume with moisture. It swells when it takes on water and shrinks back as it dries. A foundation wall sitting in that cycle year after year is being pushed and released, and over a long enough stretch of years the wall records it as horizontal cracking or a slow inward lean.

Central Indiana is also tornado country, which is the reason storm shelters are on our list at all. A shelter set below grade is an excavation job first and a structure second, and the excavation includes getting the water away from it, because a shelter that takes on groundwater is a shelter nobody wants to use.

Services we bring to Carmel properties

Most Carmel work starts with the office taking down what you are seeing, moves to a site visit where we can actually look at the wall or the wet area, and only then to a detailed written estimate. On finished properties that visit matters, because the access route and the restoration are half the scope.

Carmel Excavating Questions

What is carbon fiber strapping and when does a wall need it?

It is a high strength fabric bonded to the inside of a foundation wall to stop further inward movement. It suits a wall that has cracked or bowed but is still structurally sound, and it goes on flat, so the basement stays usable. Whether a given wall is a candidate is decided by looking at it, not by describing it over the phone.

Where should a sump pump actually discharge?

Far enough from the house that the water leaves for good, and to a point genuinely lower than the pit. A discharge line that ends a few feet from the foundation is recycling the same water, and one that runs uphill or freezes shut in winter is doing nothing at all. Pit, pump and discharge line all belong to the same problem.

Do you install storm shelters at existing homes?

Yes, storm shelters are one of the fifteen services we offer. On an existing property the work involves the excavation, getting equipment to the location without tearing up more than necessary, and drainage around the shelter. We look at access and at where the water goes before quoting, because both of those change the job.

From our Google profile, in their words.

“Wharff Excavating did an amazing job installing rip rap for erosion control on my property. Their crew was very professional, efficient, and clearly experienced. They handled the excavation work with precision, prepared a solid base, and placed the rip rap exactly the way it should be for long-term stability. The results speak for themselves. The bank is reinforced, water flow is managed properly, and the entire area looks clean, sturdy, and professionally finished. Wharff Excavating takes pride in their work, and it shows in every detail.
